Site Fees

Holiday home ownership is subject to annual site fees. For 2025, these are set at £6,145 per year, inclusive of VAT and rates*. Site fees are reviewed annually and may increase in line with RPI.

These fees cover the ongoing maintenance and upkeep of the park, ensuring a safe, well-maintained, and welcoming environment for all owners. This includes grounds maintenance, refuse collection, road repairs, street lighting, and full access to park facilities, including Wi-Fi. Water usage is also included, giving you one less thing to worry about.

In addition, our dedicated on-site team is available throughout the year to provide assistance whenever needed, offering peace of mind and prompt support for any questions or issues that may arise.

By covering these essential services and support, our site fees help ensure that your holiday home experience is both convenient and enjoyable, allowing you to focus on relaxing and making the most of your time on the park.

 

Annual Running Costs

As the owner, you will be responsible for the general maintenance and upkeep of your holiday home. To give you complete peace of mind, all new lodges come with a 10-year Platinum Seal manufacturer’s warranty, covering key structural and internal components, as well as a 40-year roof guarantee, both of which are activated upon delivery to the park. This ensures that your investment is protected from the outset and offers long-term security.

Gas and electricity are supplied on a metered basis and charged at cost, plus an £8.50 administration fee. Please contact us for current rates, as charges will vary depending on your personal usage. This allows you to maintain control over your energy consumption while only paying for what you actually use.

Insurance for your holiday home is essential and must be maintained at all times. The cost will depend on your chosen policy and level of coverage, allowing you to select a plan that best meets your needs. Annual confirmation of insurance will be required, along with proof that your primary residence is maintained elsewhere. This ensures compliance with park regulations and safeguards your home against unforeseen events.

Starting from just £8,000, your deck can be designed to suit your lifestyle and complement your lodge perfectly, whether you’re looking for a cosy retreat or a space for entertaining friends and family.~

 

Elevate Your Lodge with a Hot Tub

Take your lodge experience to the next level by adding a luxurious hot tub. Imagine unwinding after a day of adventure in the soothing warmth of your own spa, or creating a stunning focal point that will impress your guests. A hot tub not only enhances your enjoyment but also increases the desirability of your holiday home if you plan to let it. Installation costs typically start from £8,000, depending on your chosen model.

All hot tubs are installed by Whitehill Country Park in line with HSA safety regulations, and daily safety checks are required during use. To make things effortless, our on-site team handles full maintenance and performs these checks, for an annual service fee  currently set at £1,438.80 (including VAT)for 2025, ensuring your hot tub is always safe, clean and ready to use.

Letting Your Holiday Home – A Fully Managed, Stress-Free Service

We are pleased to offer a comprehensive letting service designed to help you offset the running costs of your holiday home while enjoying complete peace of mind. Our lodges are available to let for up to 11 months of the year (10th February – 9th January), giving you an excellent opportunity to maximise the return on your investment.

If you choose to let your holiday home, you’ll need to purchase a 'Letting Pack', which provides all the essentials required for guest stays. This includes a standard inventory of bedding (not including linen), cutlery, crockery, cookware and other practical items to ensure your lodge is guest-ready. We recommend removing or securely storing any personal belongings during letting periods for your own peace of mind.

Our fully managed service takes care of every detail on your behalf – from guest bookings and key handovers to cleaning and providing a welcome pack. Guests also enjoy access to the park’s facilities, and our on-site team is always available to assist them throughout their stay.

A 32% commission charge applies to each booking, which covers:

  •  Third Party Agency booking commission
  •  Guest check-in and key handover
  •  Professional cleaning after each stay
  •  Laundry charges for bed linen and towels
  •  A welcome pack for your guests
  •  Full use of park facilities
  •  Ongoing customer support and assistance

By choosing our letting service, you can enjoy the benefits of additional income and peace of mind, knowing your holiday home is managed professionally and hassle-free throughout the year.

 

Selling Your Holiday Home

Should your circumstances change and you wish to sell your lodge, we will advertise it for you on the open market. Unlike many parks that restrict how you can sell, our approach puts you firmly in control, giving you the opportunity to achieve the true market value of your investment.

We act as your agent throughout the process, managing viewings, liaising with potential buyers and presenting all offers for your consideration. This means you can focus on your next steps while we handle the complexities of the sale, making the entire experience as straightforward and stress-free as possible.

A 10% commission fee applies upon the successful completion of the sale. Optional additional charges may apply for Rightmove listings to give your lodge maximum exposure.
